Influencia del ordenamiento territorial y la movilidad urbana en la percepción de la satisfacción residencial. Caso de estudio: el norponiente de la zona metropolitana de Monterrey

Abstract

The set of perceptions that man has with the immediate environment of his home, the urban equipment and the infrastructure is known as residential satisfaction; it is conceived from a psychological aspect where known similar places are compared with an aspirational relationship in a process of adaptation to the urban environment related to the well-being of the inhabitant, which constitutes a subjective indicator of quality of life.
In order to know how urban problems influence the residential satisfaction of the inhabitants of the northeast of the Metropolitan Area of Monterrey (Mexico), in the present work the variables of efficient mobility and strategic location were selected with the expectation of identifying and categorizing the elements that affect the levels of residential satisfaction and verify which are the determining variables in the level of satisfaction perceived by the inhabitants of the sector. A satisfaction survey was applied to the users of urban transport in the study area, with the information obtained, a multiple linear regression analysis was carried out with the stepwise method in SPSS to identify the predictor variables of residential satisfaction.
The results obtained in the investigation offer relevant data that allow us to know the perceptions of the inhabitants of the northwestern area of Monterrey, such as conditions of the transport system, characteristics of the equipment, perception of safety, distances and times required to reach the destinations. The variables that best describe the residential satisfaction of the inhabitants of the sector in relation to mobility and location are related to the service received, security, conditions of the units, the level of comfort, the time used, the distances to the stations and the distribution of transmission lines.
This work allow us to know and assess the parameters that users consider relevant in the public transport system in relation to the location of their home. With this information, the State can generate public policies that contribute to the well-being of society and increase the values of residential satisfaction.
